Questions we are asked

The resort opens on 1 January 2027. It is under construction now, in Kakani, Nuwakot. Everything described on this site is the finished resort rather than something you can visit today.

Not yet. There is no availability to check and no reservation to take, so nobody will ask you for a deposit. What you can do is join the opening list, or send us the dates you have in mind through the contact form — we will come back to you as soon as rates are announced.

You hear first when rates are announced and when booking opens, and you receive the opening offer. We will not pass your email to anyone else.

The property is an active construction site, so we cannot host visitors on it yet. If you are planning something for the opening period — a wedding, a retreat, a company offsite — get in touch and we will talk it through.

Both, from opening. Day visits and dining without an overnight stay will be available alongside room stays. The enquiry form lets you say which you are asking about.

Rates have not been announced. They are being finalised and will be published before booking opens — the opening list hears first. We would rather say nothing than quote a number we have to change.

Ten, and deliberately not ten of the same thing: the Nirvana Presidential Suite and Junior Suite, a villa built around a natural rock formation, a treehouse among the pines, a geodesic dome with a stargazing skylight, two underground hobbit retreats with grass roofs, a Honeymoon Deluxe, and Deluxe King and Twin rooms. Each room page lists its own size, bed configuration and amenities.

Not yet, and we would rather show you nothing than show you somebody else's hotel. The interiors do not exist to be photographed until the building is finished. A location shoot is planned, and room pages carry floor plans in the meantime.

Children under 2 stay free when sharing existing bedding. Ages 2 to 5 are charged 25% of the adult rate, ages 6 to 12 are charged 50%, and 13 and above are charged the adult rate. Cribs and extra beds are available on request for a charge. Please declare every guest, including children, when you book.

In Kakani, in Nuwakot district, in the hills north-west of the Kathmandu Valley. The route from Kathmandu runs Balaju Bypass, then the Trishuli Highway, then up to Kakani.

It depends heavily on where in the valley you start and on traffic through Balaju, so we would rather confirm it for your particular journey than publish an average that misleads half the people who read it. Call or message us and we will tell you what to expect. A pick-up and drop service will also be available.

Yes. A pick-up and drop service is part of the resort from opening, and you can request it through the pick-up form on this site. Tell us your start point and we will quote it.

Check-in is at 2:00 PM and check-out is at 12:00 PM (noon), from opening. Early check-in and late check-out may be possible on request, subject to availability.

Pets are allowed with prior approval, subject to pet-friendly room availability and a fee. Ask us before you travel rather than on arrival, so we can put you in the right room.

No smoking indoors or in rooms. There are marked outdoor smoking areas. Alcohol is served in licensed and designated areas, and quiet hours begin at midnight.

Planned for opening: nature walks and forest trails, hiking, cycling and village routes, a tree canopy walk, yoga and meditation, a spa, bonfire evenings, cultural nights, a kids' play area and a small petting zoo, and retreat and team-building programmes for groups. These are what we are building towards rather than things running today.

At opening: restaurant and coffee shop, room service, spa and gym, yoga and meditation spaces, a conference hall, a library, a natural pond, WiFi throughout, parking with EV charging, laundry and 24-hour security. The resort runs on solar power with rainwater harvesting and on-site composting.

The site is on a hillside and some accommodation — the treehouse and the hobbit retreats in particular — is reached by steps or slopes. We have not finished the accessibility survey, so rather than make a promise we cannot yet keep, please tell us what you need and we will tell you honestly what will work.

Kakani sits high enough above the valley that evenings and early mornings are noticeably cooler than Kathmandu, in every season. Bring a warm layer even in summer, and proper shoes if you plan to walk the trails. We will publish a season-by-season guide closer to opening.

Farm-to-table, cooked around what Nuwakot and Kakani actually produce — rainbow trout, Kakani strawberries, local honey — alongside Nepali, Continental and Asian dishes. Much of the produce comes from our own organic farm.

Tell us what you need when you enquire — vegetarian, vegan, allergies, religious requirements — and we will confirm what the kitchen can do. We would rather agree it in advance than improvise on the day.
